Whether you’re selling to upgrade or to downsize, you want to get the best price for your house. Here are a few expert tips to help you do just that.

Don’t Be That House

Preparing your home for sale 101—start with a fresh coat of paint. It might seem obvious, but really… fresh paint can seriously add value to your home. Remember that time your teenage daughter painted her bedroom walls bright red? If you neglect a paint refresh, your potential buyers certainly will. And trust me, you don’t want your house to be known as the red bedroom house.

Fresh paint will transform your home (in the eyes of your buyer) from ‘someone else’s home’, to a blank slate. Plus, fresh paint will also give your home that ‘well-looked-after’ feel, adding extra value to the final offer.

Pro tip: opt for ivory paint for your interior. Ivory is on-trend and is also neutral enough that it will be to most buyers’ taste.

More Room to Store

I bet you’ve never heard someone say wow, I love the minimal storage in this kitchen, during an inspection. There’s a good reason for that—we all have stuff, and we need a heap of space to store it. If your house is a little light on the built-in storage, consider building in some more. In fact, even if you have a good amount of storage in your house, a few extra cabinets and shelves won’t hurt.

You Want Me to Spend How Much?

Kitchen and bathroom renos can be pricey. But renovating these areas in your home, can bring in serious cash when it comes time for resale. In fact, experts estimate that a kitchen reno alone could increase the value of your home by around 5%-10%. You don’t necessarily have to gut your kitchen and bathroom either—a small refresh (some new tiles, new cabinetry), can make a big difference. Hire a local handyman, tell them your budget, and see what they can do. No matter what (unless you fail a DIY job), you won’t be lowering the value of your home, that’s for sure.

Fix the Fixtures

Let’s face it—no one loves white, floral, ceramic tap handles. So, to help buyers fall in love with your home, give your fixtures a well-needed update. But a fixture update is only worth it if your kitchen/bathroom is in reasonably good shape. If you know your bathroom needs a good reno but you’re still selling as-is, don’t bother. The only thing worse than floral ceramic, is a modern, matte black mixer protruding from a chipped, salmon-coloured vinyl benchtop.

Is your backyard a little unruly? Get it under control before your house is listed. You might not think a few weeds and an overgrown lilly pilly are a big deal, but if a buyer sees work when they inspect, they’re less likely to buy. Ideally, you want your buyers to open the sliding door to your backyard and step out into a well-manicured oasis. Don’t have time to muck around in the dirt? Enlist the help of a local landscaper—the investment will likely be well worth the return.

Deep Clean for The Queen

Okay, this might be a no-brainer, but you’d be surprised how often people make this mistake. You must give your house a really good clean, from top to bottom, inside and out, before it’s listed for sale. And I mean, a clean so good that The Queen herself would be satisfied. Why? Because buyers associate lingering dirt and grime with two things—work, and another person. Yes, I’m sure your potential buyer is aware that someone once lived in your house. But you want to make it easy for them to imagine they’re walking through their own home while inspecting. And a squeaky-clean house will do just that.

Get Rid of the Offensive Fence

If your fence is looking a little offensive, give it an update. Curb appeal means a lot to buyers—these days, before even coming to inspect, most buyers will check out a house online. They’ll assess how it looks from above, how it looks from behind, and of course—how it looks from the street. If they don’t like what they see, they might not bother attending an inspection at all. So, bring in a fence-building pro to make sure your curb appeal is up to scratch.

Give Your House Some Brainpower

Is your home… smart enough? Potential buyers really appreciate the little things, and modern, smart home tech that will make their lives easier, certainly makes the list. I’m talking a video doorbell, smartphone-integrated lighting and temperature control, or a built-in speaker system that services every room. Sure, you’ll have to pay for installation, but in a market full of keen sellers, smart home tech will really set your house apart.
